How often should you restripe a parking lot in Utah?

The national rule of thumb says restripe every 2–3 years. On the Wasatch Front, plan on 18–24 months for high-visibility markings — and understand that your lot doesn't fade evenly, which is where most owners overspend.

Why Utah eats paint

  • Snowplows. Every winter, steel blades physically shear paint off the surface. Plow routes — entrances, drive lanes, fire lanes — can lose most of their contrast in a single heavy season while untouched stalls look fine.
  • High-altitude UV. At 4,300+ feet, UV exposure bleaches pigment noticeably faster than at sea level. South-facing, shade-free lots fade fastest.
  • Freeze-thaw cycling. Dozens of freeze-thaw swings a year flex the asphalt, crack the surface, and pop paint at the edges of every crack.
  • Traction sand and salt. Winter abrasives keep grinding at markings long after the storm.

The zone reality

Walk any two-year-old lot in Davis County and you'll see it: entrance arrows worn to ghosts while corner stalls still read crisp. Uniform repainting treats those the same — you're either repainting good lines (wasted money) or living with dead ones (liability). The smarter cadence:

  • Annually: refresh plow-zone markings — entrances, drive-lane arrows, crosswalks, fire lanes, ADA symbols.
  • Every 2–3 years: full restripe of stall fields, timed to condition scores rather than the calendar.
  • Immediately, always: ADA markings that have lost contrast. Those aren't cosmetic; they're compliance. (See our Utah ADA checklist.)
Three triggers that shouldn't wait for the schedule: markings faded below roughly 50% contrast, any post-sealcoat re-stripe, and any layout change (EV stalls, flow reversal, new tenant requirements).
